PropertyPilot India is a free property-finance toolkit for Indian home buyers, first-time buyers, landlords and investors. The aim is simple: help you understand the numbers behind a property decision before you sign anything.
Every calculator runs entirely in your browser. Your inputs are never uploaded, stored or shared, and there is no sign-up.
Who is behind PropertyPilot
PropertyPilot India is built and funded by Nestt Opulence Realty, a premium real estate and wealth advisory firm. PropertyPilot stays an independent consumer product: the calculators, city data and articles are published on their own merits, and nothing here is a listing advertisement. If you want advisory help after running the numbers, Nestt is there — but the tools work perfectly well without it.
What we publish
Alongside the calculators we publish indicative lender interest rates, state stamp duty and registration charges, and city-level price and rent averages, so you have a reference point before you negotiate. These figures move frequently and are not a substitute for a quote — confirm them with your lender, the sub-registrar office and a qualified professional. We do not sell leads to brokers or lenders.

Market data and rental research
The research desk compiles the price, rent and yield figures used across the Cities pages from state registration data, RERA filings and listing-portal averages, and publishes the rental-trend and investment analysis that follows from them.

How the maths works
EMI uses the standard reducing-balance formula. Rental yield compares annual rent, before and after your stated costs, to the purchase price. Buy vs rent projects property equity against an invested portfolio using the return assumptions you supply. Results move as soon as your assumptions do.
