An EMI figure is only as honest as the inputs behind it. Here is how to run a home loan calculator for India so the monthly number survives contact with the sanction letter.

Start from the all-in cost, not the sticker price
Most buyers type the quoted flat price into a home loan calculator and stop there. The loan is sanctioned on the agreement value, while stamp duty, registration, GST on under-construction homes, parking, club charges and society deposits all come out of your own pocket. In most metros that stack adds 8–12% on top of the price.
Run the purchase-cost view on our EMI calculator first, note the total outgo, then decide the down payment. If the down payment plus charges leaves you with under six months of EMIs in reserve, the deal is too tight regardless of what the EMI says.
Use a rate band, not a single rate
Indian retail home loans are floating and linked to the repo rate, so the rate you are sanctioned today is not the rate you pay for twenty years. Model the same loan at your offered rate, at plus 100 basis points and at minus 50 basis points. The spread between those three EMIs is your real exposure.

Model prepayment, because that is where the money is
On a twenty-year loan, interest usually exceeds the principal. One extra EMI a year typically cuts three to four years off the tenure. Individual borrowers on floating-rate loans face no prepayment penalty, so build an annual part-prepayment into your plan and test it in the calculator instead of assuming you will pay the schedule as issued.
